Property of the Week: King River vineyard

Do you fancy owning a vineyard in country Victoria, near Wangaratta, for less than the price of a small Melbourne flat?

While the property’s name itself doesn’t conjure up images of sweeping hills and a lush valley, that’s exactly what Delta Park has to offer.

Currently listed by Wangaratta-based agency Garry Nash & Co, the property should fetch in the region of $575,000.

The 50 hectare (124 acre) property is located right next to the King River and near the town of Cheshunt, between Mount Samaria State Park and Mount Buffalo National Park.

The vineyard has, in the last 15 years, provided an average of around 60 tonnes of grapes annually to major winery Yalumba, which uses handpicked produce from Delta Park for its Redbank brand of wines.

The two vineyards are close to each other, one being 11 acres of 16-year-old Pinot Noir and Pinot Meunier vines, while a newer, smaller 2.4-acre yard grows five-year-old Pinot Noir just up the hill.

Garry Nash & Co says the property is ideal for not only growing but also for recreational activities such as rafting on the adjacent King River, 4X4 adventuring and hunting.

“The vineyard is strategically positioned for late sunrises and early sunsets, enhancing the ability for sparkling-based fruit,” the agency says.

“Being based at the top end of the valley, the vineyard is very sheltered and not impacted by adverse wind effects and hot afternoon sun.

“Delta Park also provides outstanding recreational activities with Lake Willian Hovel Dam just 6.4km away.”

Buildings on the property are all close to the main three-bedroom residence, and include a machinery workshop, a timber yard, a small hayshed, and a single-bedroom cottage which could be put to use after some renovation.

And that could mean an accommodation venture on the side – travellers are keen on wineries, and Garry Nash & Co says the area is becoming more popular with holidaymakers.

“The Cheshunt area is a highly regarded agricultural district… once noted for dairy, beef, hops, and tobacco farming and more recently a strong viticultural presence and farm stay, showing very strong tourism prospects.”

Delta Park certainly seems to be a property with potential.
