Boree Park, a 2200-acre cotton and cropping property in South-Central New South Wales, is currently up for sale with planted cotton ready to go.


Listed on our sister site Farmbuy.com by Rawlinson & Brown Real Estate, Boree Park boasts 730 acres of land already laid out for row crop irrigation with a water-recycling channel system.

A further 185 acres are able to be set up for extra irrigation, plus 87 acres of the property is laid out as a border check. A plan for the entire farm was prepared by PHL Surveyors.

The property comes with 1448 megalitres of general security water entitlements, plus 636 megalitres of History of Use water rights.

Irrigation water is supplied to the property via three meters from the Murrumbidgee Irrigation Wah Wah Stock and Domestic Pipeline, which provides a steady supply for cropping during summer.

The homestead, which has a workshop nearby, features a residence with a three-sided verandah, a blackwood-timber kitchen, three bedrooms and an office.

The property is situated 28km from the town of Goolgowi and 60km from Griffith, a major regional centre with a focus on agriculture.

Due to Griffith’s culture for farming, it offers exceptional agricultural and agronomy support services, education and community facilities.

Additionally, the Northern Riverina in which the property lies is experiencing strong growth in cotton production.

Rawlinson & Brown says the property currently has about 365 acres of cotton planted from the 2016-17 growing program.

"Boree Park, with a balance of red and grey clay soils, has been laser land formed developed for irrigation row cropping of cotton and cereals," it says.

"Immediate access to the property will be granted to the successful purchaser to continue with land preparation for 2017 winter cereal cropping program if desired."

It also says the location is ideal because, in addition to the increasing focus on cotton, the area is well equipped to deal with products of the farm.

"The RivCott Cotton Gin is nearby at Carrathool, located 60km away via Tabbita Lane and Wrights Road. Additional Cotton Gins are located at Whitton and Hay.

"With the substantial expansion of chicken growing production for Baiada Poultry in the Goolgowi district, there will be additional demand for cereal grains."

The agency adds that holding off on selling grain after harvest will put the next owner in a good position to work with Baiada once the poultry company expands.
